We provide BASIC, SUPPLEMENTAL & ADDITIONAL Architectural Services.
Architects' BASIC services are the fundamental stages of a building project, typically including Programming, Schematic Design, Design Development, Construction Documents, Bidding/Negotiation, and Construction Administration. These services provide comprehensive support from the initial conceptualization and planning through to the construction phase and completion, ensuring the project meets the client's vision and regulatory requirement.
Architects' SUPPLEMENTAL services are tasks and services that go beyond the basic scope of a standard architectural contract but are anticipated and agreed upon by the owner and architect before or at the time the contract is signed. These services, sometimes called supplementary services or pre-design services, can include things like feasibility studies, programming, site analysis, or assisting with furniture, furnishings, and equipment (FF&E), and are often tailored to a client's specific needs.
Architects' ADDITIONAL services are tasks and consultations beyond a basic design contract, including services like detailed feasibility studies, fund raising, interior design, historic preservation, site selection, extensive 3D rendering, and full-time site representation during construction. These services extend the architect's role by providing deeper analysis, specialized design, and increased oversight, often generating additional revenue and enhancing client support throughout the project lifecycle.

Why hiring an architect is a good idea in selecting the right contractor?
Hiring an architect is a smart move because they act as your project advocate. They help you find a qualified contractor by vetting bids, translating technical construction jargon, and managing the bidding process. This ensures you get fair pricing and a pro who can actually execute your vision. Here is how an architect makes finding and working with the right contractor significantly easier:Objective Vetting: Architects know local contractors' reputations, specialties, and true capacities. They can weed out the ones who overpromise or underbid, saving you from scams or endless headaches.Accurate "Apples-to-Apples" Bidding: By preparing a highly detailed set of blueprints and specifications, your architect ensures every contractor is bidding on the exact same scope of work. This prevents hidden costs and wildly unpredictable estimates.Leveling the Negotiation Table: Construction contracts are complex. Architects help you review, negotiate, and structure contracts (like those from the American Institute of Architects) to protect your money and clearly define timelines.Quality Control & Oversight: Once building begins, your architect acts as an independent referee. They regularly check the job site to ensure the contractor is building to code and that the materials used match the agreed-upon plans.Payment Administration: An architect can review the contractor’s requests for payment—certifying that the work has actually been completed before you release funds.
